Description

These professionals are in charge of planning, coordinating and overseeing the property execution in all its phases, from locating the land to delivering the building. They also manage the contracts (materials, manufacturing companies, professionals, etc.) required for the physical execution of the works and coordinating all these contracts, ensuring the fulfilment of set planning, cost and operational quality objectives.

Tasks

  • Seek and locate possible locations where to carry out the real state operation and hire the design team in charge of carrying out the project.
  • Validate and review the draft of the project.
  • Carry out the overall planning of the building work, carrying out a prior audit to verify that the planning is correct and that the project can be assumed.
  • Contact the different industrialists, installers, professionals, possible suppliers, and compare offers for materials, manufacturing companies, professionals, etc.
  • Make hiring proposals and negotiate with the contracting companies about quality, deadlines, prices, etc. Assess different cost and term alternatives.
  • Contract the final industrialists, installers, professionals, suppliers, etc.
  • Coordinate and control the progress of the building work and contractors to ensure that the different materials, industrial companies, professionals, etc., deliver their work at the right time and fulfil the terms agreed.
  • Supervise all the tests and/or analytics that are in charge of the quality of the different materials and monitor the quality plan of the building work.
  • Ensure that health and safety in the workplace regulations are enforced and monitor any incidents that may arise.
  • Confirm compliance with the timelines of different contractors, in different phases of the building work.
  • Analyse the planning and impact of the deadlines planned for the building work, as well as possible economic deviations.
  • Maintain contact with the client to keep him informed of the development of the building work.
  • Draft reports on the status and progress of the building work and manage the final documentation for the delivery of the finished building work: certifications; service registrations, etc.
  • Execute the certifications necessary to hand over the building work.
  • Once the building work is completed, offer post-sale assistance in the event of any imperfection, incident, claim, etc.
