Description

These professionals are responsible for low voltage electrical installations, gas, air conditioning, hot water, fire detection and extinguishing systems, telephony or renewable energy production installations, as well as specific aspects of structural maintenance or parts of buildings.

There are the following types of maintenance:

  • Preventive maintenance. This type of maintenance is essential to determine the causes of repetitive malfunctions, which are often difficult to detect in a one-off visit by a technician. Periodic monitoring provides an analysis of the weak points of the installation and machines from which solutions can be extracted to improve the performance of the installation.

  • Corrective maintenance. This is the type of maintenance aimed at guaranteeing the use and reliability of the operation of installations or systems. A distinction can be made between immediate corrective maintenance (carried out immediately when the problem is detected and with the means available) and deferred corrective maintenance (at the time of occurrence, precautionary measures are taken or a stoppage occurs in order to subsequently deal with the intervention of repair).

  • Updating or renewal maintenance. This type of maintenance is applied to the most technological components and its purpose is to compensate for obsolescence or new regulatory requirements that did not exist at the time of installation.

The work of these professionals is determined by the regulatory requirements that apply in each sector (Technical Building Code, Regulation of Thermal installations in Buildings, Regulation of Fire Protection Installations, etc.) which contain the technical instructions that oblige the design of specific maintenance programmes for the necessary tasks, as well as the documentation and filing procedures for any preventive action and repairs that take place in the installation.

Tasks

  • Monitor the rate of errors that occur in a device or system over its lifetime, the so-called bathtub curve, which shows how the most common defects tend to be more numerous in the early stages of product use and in the later stages of its operational performance. This ensures the maximum efficiency of a maintenance service, which is achieved when the availability of an installation is maximised at minimum cost.
  • Plan and size the workload foreseen in the maintenance operations; organise the resources of the service, with the corresponding external contracts, where appropriate; design the operating procedures and analyse their results, and if necessary, re-size the workload and its corresponding organisation.
  • Carry out the relevant reviews to mitigate as far as possible degradation and obsolescence, prolonging the useful life of the facilities and achieving minimum operating costs with rational exploitation.
  • Organise and execute the inventory of the installations and their condition in order to prepare the preventive maintenance plan and a multi-annual investment plan.
  • Carry out the control of spare parts and purchasing management, given that the material must be available at the right time, adequately combining the control of available stocks with an efficient management of the purchase of new units.
  • Carry out the most common operational tasks: start-up and shutdown of installations, supervision and monitoring of the basic operating parameters of the installations, adjustment and control of the basic operating parameters of installations, visual inspection, supervision of the operation of installations (detection of fluid leaks, identification of suspicious malfunctioning noises, etc.), visual inspection of leaks, filtrations, dampness, appearance of cracks, state of joints, etc.
  • Read meters and other measuring devices, report faults, check in and out contractors, supervise and check repairs carried out by external contractors.
  • Carry out minor maintenance work, such as replacing light fittings, filters, taps, knobs and doors. It also includes the greasing of small mechanical elements, paintwork, etc.
